Stay Safe When Renting

Roomtastic is built to connect students and landlords safely. Follow these guidelines to protect yourself at every step.

The 6 Golden Rules

Follow these every time, no exceptions.

Always View Before You Pay

Never pay a deposit, rent or any fee before physically visiting the property or completing a verified video call with the landlord. Legitimate landlords will always welcome a viewing.

Never Transfer Money Upfront

Be very cautious of landlords who ask for payment before you've signed any agreement or met in person. Use bank transfer only after signing a written tenancy agreement. Never pay via gift cards, cryptocurrency or wire transfer to unknown accounts.

Keep Communication on Roomtastic

Keep all conversations within the Roomtastic messaging system. This protects both parties and gives us a record if anything goes wrong. Be wary of anyone who immediately pushes you to communicate via WhatsApp or email.

Always Get a Written Agreement

Before handing over any money, make sure you have a signed tenancy agreement (UK), lease agreement (USA), or rental agreement (Australia) in writing. This is your legal protection.

Verify the Property Exists

Search the property address on Google Maps Street View. Ask for photos of specific rooms with a date reference. If possible, ask a trusted local person to do a quick drive-by before you commit.

Trust Your Instincts

If something feels off β€” price too good to be true, landlord overly pushy, requests for unusual payment methods β€” it probably is. Report suspicious listings using the 'Report' button on any listing page.

Common Rental Scam Warning Signs

If you notice any of these, stop and report the listing immediately.

Country-Specific Tips

Local rules and protections vary β€” know what applies to you.

  • Β·Full-time students are exempt from Council Tax β€” always confirm this with your landlord
  • Β·You have rights under the Renters Reform Act β€” landlords must follow proper notice periods
  • Β·Deposit must be protected in a government-approved scheme (DPS, MyDeposits, TDS)
  • Β·Check if the landlord has an HMO licence if you're renting in a shared house of 5+ people
  • Β·Useful resource: Shelter UK (shelter.org.uk) for housing rights
